NAI Affinity Announces Sale of Blue Spruce Ridge in Johnstown, Colorado
Johnstown, CO, December 8, 2025 – NAI Affinity, one of Northern Colorado’s leading commercial real estate brokerages, announces the sale of Blue Spruce Ridge—a 42-acre residential development site—within The Ridge, a Caliber-developed master-planned community in Johnstown, Colorado. The property sold for $2.7 million and closed on November 11, 2025. Ryan Schaefer, CEO of NAI Affinity, acted as a Transaction Broker between the buyer, Erie Partners III, LLC, and the seller, Blue Spruce HoldCo, LLC (a CaliberCos Inc related entity).
The property features conceptual plans for approximately 200 single-family and townhome lots. The buyer intends to hold the land as investment, possibly entitling it further, before considering a future sale to a homebuilder, reflecting confidence in the region's growth. The Ridge spans over 440 acres of mixed-use development land in total. It offers connectivity via direct I-25 access through the Highway 402 interchange. Multiple residential and multi-family projects are completed or under construction, including The Overlook Apartments and more than 1,000 single-family homes by DR Horton, Journey Homes, View Homes, and Oakwood Homes. QuikTrip has also closed on a site near the southeast corner of the interchange and will be joining the community soon. Several additional sites are under contract, indicating ongoing development and end-user demand in the area. NAI Affinity is the exclusive listing agent for The Ridge.
